Maddens appreciate the opportunity our clients present to us, taking our construction management experience into an ever increasing geographical area.

Our construction management services provide end-to-end project oversight to ensure every build is delivered on time, within budget, and to the highest quality standards. We coordinate all phases of construction  - from planning and procurement to on-site supervision and completion -  while prioritising safety, sustainability, and compliance with Australian building regulations. Madden liaise with councils and other authorities, assemble project teams, engage all consultants, recommend and engage contractors using our extensive experience to achieve a design that meets your specific needs.  With a focus on clear communication and collaboration, we work closely with our clients, contractors, and consultants to achieve efficient, cost-effective, and successful project outcomes.

As Chartered Quantity Surveyors, Madden & Associates deliver precise and reliable costing advice across all stages of design and development. Our expertise covers the preparation of detailed budgets, feasibility studies, sinking fund forecasts, and comprehensive financial reports tailored to meet the requirements of clients and their chosen financial institutions.

We proudly provide specialist Quantity Surveying services to a broad range of valued clients throughout New South Wales and Queensland, with a strong presence in Newcastle, the Hunter, Sydney, and Brisbane. Our team’s local knowledge and industry insight ensure that every project is supported by informed cost planning and effective financial management.

During the construction phase, Madden & Associates play a proactive role in safeguarding project value and compliance by certifying progress payments, assessing contract variations, and evaluating extensions of time. Through these services, we help maintain cost certainty, mitigate risk, and support the smooth delivery of every project from concept to completion.

No matter how competent or responsible a builder and client may be, disputes are an inevitable part of the building process. Differing interpretations of contracts, unforeseen site conditions, or variations in design and scope can all lead to disagreements during a project’s life cycle. Traditionally, such contractual disputes have been resolved through litigation or arbitration; however, these methods can be both time-consuming and costly. In some cases, the financial and emotional toll of resolving disputes has even exceeded the total value of the original contract. As a result, the construction industry has increasingly embraced alternative dispute resolution (ADR) methods that offer more efficient and cost-effective outcomes.

Alternative dispute resolution processes - such as mediation, conciliation, and expert determination - are designed to minimise delays and costs while promoting collaboration and communication between the parties involved. These approaches help to reduce the adversarial nature often associated with disputes, encouraging openness, understanding, and practical solutions that preserve business relationships. With skilled facilitation and the right professional guidance, it is often possible for parties to not only resolve their issues amicably but also to continue working together productively after the dispute has been settled.

To minimise the likelihood of disputes escalating into expensive and prolonged proceedings, early professional advice should be sought at the first indication of potential conflict. Madden & Associates are experts in dispute resolution within the building and construction sector. Their services range from facilitating negotiation and mediation to preparing expert reports and providing expert witness testimony in court. With their deep industry knowledge and experience, Madden & Associates assist clients in achieving fair, timely, and commercially sensible outcomes.

A Sinking Fund is essentially a dedicated capital expenditure reserve established to cover the cost of major repairs, replacements, and maintenance work that may arise over time for a client’s property. Proper management of this fund ensures that owners are financially prepared for significant or unexpected expenses, such as roof replacements, structural repairs, or essential building upgrades.

Madden & Associates can assist in accurately determining how much should be allocated to a sinking fund to account for both foreseeable and unforeseen events. With our depth of experience and industry knowledge, we ensure that the fund is structured to achieve its intended purpose - providing financial stability and peace of mind. By managing the sinking fund effectively, property owners can avoid unexpected financial strain and ensure that adequate resources are always available when required.

Insurance Replacement Valuations are essential for ensuring that the value of a property is accurately established for insurance purposes, enabling appropriate compensation in the event of loss or damage. Madden & Associates provides expert guidance throughout this process, delivering detailed reports that outline construction replacement costs and comprehensive insurance replacement valuations.

Our insurance replacement valuation services are applicable to all types of properties. Typically prepared by a qualified Quantity Surveyor, a replacement cost estimate provides an accurate assessment of the cost to repair, rebuild, or replace a property that has been damaged or destroyed. These assessments are critical for insurers to determine the correct premium for defined risks and to establish the limit of indemnity for the property. At Madden, our evaluations are thorough, accounting for all costs necessary to ensure that, in the event of damage, the property can be fully restored to its original condition.

Madden & Associates provide expert building inspection services under the new Strata Building Bond and Inspection Scheme, which commenced in New South Wales on 1 January 2018. Acting as an independent and trusted voice, Madden ensures that building inspections during the construction of residential or partially-residential strata properties are conducted thoroughly and objectively. Our team prepare detailed defect inspection reports, which are soon to be mandatory under the legislation, and we are highly experienced in the standards, procedures, and compliance requirements specific to strata construction.

For developers who have recently completed building works, engaging Madden & Associates ensures that you fully understand your obligations under the law. We can provide guidance on both government requirements and the responsibilities owed to your owners corporation or strata committee. Our services include cost assessments, comprehensive inspection reports, and practical advice to ensure compliance and avoid potential disputes or penalties. Contact us today to discuss how we can assist you in navigating this important legislation and safeguarding the quality and compliance of your strata development.

Tax depreciation can be applied to residential, commercial, industrial, and retail investment properties, offering property owners significant opportunities to maximise income tax deductions. While online calculators may provide a rough estimate, they cannot match the accuracy and expertise offered by Madden & Associates – your trusted tax depreciation specialists.

A Depreciation Schedule prepared by Madden & Associates is typically valid for 25 to 40 years, depending on the property type and individual circumstances. The Australian Tax Office (ATO) allows investors to claim deductions for capital works and depreciating assets on income-producing properties. As Registered Tax Agents, Madden & Associates are highly experienced in preparing tax depreciation schedules for all property types, ensuring compliance with current ATO legislation and providing precise assessments of construction costs.

Our team of fully qualified consultants delivers detailed and reliable depreciation schedules, giving property investors, accountants, real estate agents, and solicitors the information they need to make informed decisions, maximise tax benefits, and ensure financial accuracy. With Madden & Associates, your investment property’s depreciation is calculated professionally, accurately, and in line with the latest tax legislation.

In today’s era of high-speed, high-profit construction projects, engaging a trusted commercial building inspector has never been more crucial. Madden & Associates provide expert commercial defect inspections, offering peace of mind and professional guidance throughout the post-construction process.

If you have recently completed a construction project, our team can prepare a comprehensive building defects inspection and completion report. Our experienced inspectors meticulously identify defects, ensuring that potential issues are uncovered early, helping you avoid costly surprises or disputes in the future.

Servicing the Newcastle, Sydney, and wider NSW regions, Madden & Associates are renowned for our thorough, reliable, and independent commercial inspection services.
